(Business in Cameroon) – The Urban and Rural Lands Development and Equipment Authority, known as MAETUR, has released 360 residential plots onto the Cameroonian real estate market at Nkolnguet, along the Yaounde-Nsimalen road. The lots, measuring between 250 and 1,500 square metres, were presented during a site visit organised to showcase ongoing development works. According to officials, the location is situated about 15 minutes from central Yaounde via the Yaounde-Nsimalen motorway.
The land, classified as the Nkolnguet Community Lands, covers 23 hectares. MAETUR’s project presentation indicated that the development is still in its first phase, focusing on primary infrastructure. Current works include installing potable water pipelines, stormwater drainage channels, and roadside gutters, and preparing routes that will later be fully paved. Underground canals and pathways are also being laid out as part of the structural foundation of the new residential area.
During the visit, officials stated that construction activities are expected to continue next year, following the completion of the initial phase. The rollout plan specifies that commercialisation will proceed concurrently with development, enabling buyers to secure plots while works continue on site. MAETUR’s commercial service has already opened access to several parcels, with lot plans available for consultation. These documents show the distribution of infrastructure and street layout, as well as the exact measurements of each parcel.
The project’s structural design includes provisions for a regulated, organised urban settlement. The residential plots are intended for home construction, with defined building rules applicable to each zone. These guidelines include requirements relating to construction height and architectural uniformity to align with the broader development framework established for the community.
According to MAETUR, the remaining project phases will complete road networks, utility installations, and other essential components needed for full operational readiness. The Nkolnguet Community Lands development also features designated green spaces, leisure areas, a health centre, schools, commercial zones, and networks for sanitation, water, and electricity. The agency indicated that these elements form part of a broader strategy to expand structured residential zones around the capital while supporting urban growth in areas surrounding the Yaounde-Nsimalen corridor.
MAETUR’s commercial department has begun guiding prospective buyers through the acquisition process, including plan consultation, plot selection, and technical orientation as the 23-hectare site continues its transformation.
